How I Work: From the First Sketch to Handover.

Architecture should not be a mystery. Every project I take on follows seven stages — from the first site visit to the day I hand you the keys. Each stage is documented, explained, and shared with you.

STAGE 01

Brief & Site

I begin by listening. We meet — in person or on a video call. I ask questions that may surprise you: how you use your current home, what you find beautiful, what genuinely annoys you about the space you live in now. Then I visit the site. I analyse the topography, the sun path, the wind, and the views before I draw a single line.

STAGE 02

Concept Design

This stage is hand-drawn before it is digital. I translate the brief into spatial ideas — sketches, diagrams, rough plans. I show you two or three directions, explain why each one responds to the brief differently, and we choose one to develop. Honest reactions, not politeness, are what I need from you here.

STAGE 03

Developed Design

The chosen concept becomes a proper set of drawings — detailed floor plans, elevations, sections, and a 3D visualisation that lets you see the building as it will actually look. I coordinate with structural and MEP engineers at this stage. Nothing is left vague. This is the stage where every room size, window position, and material is decided.

STAGE 04

County Approvals

I prepare the formal drawings for planning permission and submit to the relevant County Government on your behalf. I manage any queries or revisions from the approvals office and keep you updated throughout. Timeline depends on the County and project type — I give you a realistic assessment for your specific project before we begin this stage.

Approximate duration: 3 — 6 months in Nairobi (varies by County)
STAGE 05

Construction Documentation

The approved design becomes a complete construction drawing set — the documents a contractor needs to price and build the building. I produce working drawings, a specification document, and coordinate a Bill of Quantities with a Quantity Surveyor. This is also the stage I support you during contractor tendering.

STAGE 06

Site Supervision

Construction begins. I visit site on an agreed schedule — typically weekly or fortnightly — to verify that the work matches the drawings and specification. I write a site report after every visit. For diaspora clients: reports are sent by email with photographs. You do not need to be in Kenya for your project to stay on track.

STAGE 07

Handover

Construction is complete. I carry out a final inspection with the contractor and produce a snagging list — every item to be finished or corrected before practical completion. Once the list is cleared, I issue a Certificate of Practical Completion and hand over the as-built drawings.

Investment

Professional Fees

Architecture is an investment in long-term value. Fees are set by the BORAQS scale under Legal Notice No. 133 of 2023 — the minimum for a full architectural service is 6% to 8% of the construction cost. For a KSh 10M build, that is KSh 600,000–800,000 for the complete service from sketch to handover. Scoped packages (drawings and approvals only) are available — contact me to discuss.
