Brief & Site
I begin by listening. We meet — in person or on a video call. I ask questions that may surprise you: how you use your current home, what you find beautiful, what genuinely annoys you about the space you live in now. Then I visit the site. I analyse the topography, the sun path, the wind, and the views before I draw a single line.
What you provide
- • Land title & Survey map
- • Functional wishlist
- • Initial budget range
What I deliver
- • Site analysis report
- • Return architectural brief
- • Project roadmap
Concept Design
This stage is hand-drawn before it is digital. I translate the brief into spatial ideas — sketches, diagrams, rough plans. I show you two or three directions, explain why each one responds to the brief differently, and we choose one to develop. Honest reactions, not politeness, are what I need from you here.
What you provide
- • Feedback on spatial layouts
- • Material preferences
What I deliver
- • Hand-drawn sketches
- • 3D massing models
- • Initial floor plans
Developed Design
The chosen concept becomes a proper set of drawings — detailed floor plans, elevations, sections, and a 3D visualisation that lets you see the building as it will actually look. I coordinate with structural and MEP engineers at this stage. Nothing is left vague. This is the stage where every room size, window position, and material is decided.
What you provide
- • Approval of finalised layout
- • Consultant appointments
What I deliver
- • Detailed floor plans & sections
- • Material palette boards
- • Coordinated technical sheets
County Approvals
I prepare the formal drawings for planning permission and submit to the relevant County Government on your behalf. I manage any queries or revisions from the approvals office and keep you updated throughout. Timeline depends on the County and project type — I give you a realistic assessment for your specific project before we begin this stage.
What you provide
- • Statutory fee payments
- • Land rates certificates
What I deliver
- • Compliant submission sets
- • Liaison with Planning Dept
- • Approved building permit
Construction Documentation
The approved design becomes a complete construction drawing set — the documents a contractor needs to price and build the building. I produce working drawings, a specification document, and coordinate a Bill of Quantities with a Quantity Surveyor. This is also the stage I support you during contractor tendering.
What you provide
- • Selection of specialised fittings
What I deliver
- • Detailed joinery & wet-area drawings
- • Door/Window schedules
- • Tender documentation
Site Supervision
Construction begins. I visit site on an agreed schedule — typically weekly or fortnightly — to verify that the work matches the drawings and specification. I write a site report after every visit. For diaspora clients: reports are sent by email with photographs. You do not need to be in Kenya for your project to stay on track.
What you provide
- • Access to site
- • Direct payment to contractors
What I deliver
- • Regular site inspection reports
- • Clarification of design queries
- • Valuation of works for payment
Handover
Construction is complete. I carry out a final inspection with the contractor and produce a snagging list — every item to be finished or corrected before practical completion. Once the list is cleared, I issue a Certificate of Practical Completion and hand over the as-built drawings.
What you provide
- • Occupancy permit fees
What I deliver
- • Final defects list (Snagging)
- • Certificate of Practical Completion
- • Project 'As-Built' archive
Professional Fees
Architecture is an investment in long-term value. Fees are set by the BORAQS scale under Legal Notice No. 133 of 2023 — the minimum for a full architectural service is 6% to 8% of the construction cost. For a KSh 10M build, that is KSh 600,000–800,000 for the complete service from sketch to handover. Scoped packages (drawings and approvals only) are available — contact me to discuss.
Radical Transparency
No hidden charges. I provide a full fee proposal at Stage 01, broken down by stage and deliverables.
Client Protection
As a registered firm, my services are governed by professional ethics and indemnity insurance, ensuring your project is in safe hands.
